Mandate

CROVES Real Estate was mandated as buyer's representative: search, pre-screening and viewing of suitable properties, due diligence and price and contract negotiations – acting exclusively in the buyer's interest.

Challenge

  • Publicly listed properties in the desired location were taken within days or priced well above market value.
  • Her professional workload allowed neither daily market monitoring nor short-notice viewings.
  • Without access to off-market opportunities, a large share of the relevant supply remained invisible.
  • High discretion requirements on both the buyer's and the seller's side.

Approach

  1. 01

    Search profile and perimeter

Refinement of location, size, finish standard and price range, focusing on a few Zurich city districts instead of a broad search.

  2. 02

    Network

Through our established network, we approached private owners, property managers and agent partners and identified a suitable apartment outside the public market in Enge.

  3. 03

    Pre-screening and viewing

We attended the first viewing and provided an objective initial assessment before our client had to invest any time.

  4. 04

    Due diligence

Comprehensive review of the apartment and all property documentation: deed of constitution and regulations, minutes of owners' meetings, renovation fund, value quota, condition and upcoming refurbishments.

  5. 05

    Price and contract negotiation

Negotiation of price and terms and coordination with notary, bank and sellers through to notarisation.

  6. 06

    Discreet transaction

The privacy of the sellers and of our client was safeguarded throughout the process – with no public marketing.

Result

Our client acquired her condominium in Enge off-market, without a bidding contest and without spending her own time on market monitoring.

  • A property outside the public market, never publicly listed
  • No bidding contest
  • Full due diligence before signing
  • Utmost discretion for both parties
